  • Mantua is located in Van Alstyne which encompass Grayson County.

  • Mantua is a destination unto itself. With a total of nearly 2,000 acres and
    spanning 5 miles on Highway 75 in the charming
    and historic town of Van Alstyne, Texas, this project is the
    next big thing for North Texas. The community is approximately 10 miles
    north of McKinney, Texas and 20 miles south of the Sherman/Denison
    area. Employment centers, entertainment venues, and world-class dining
    and shopping in Plano and Frisco are a short 30- to 35-minute drive
    away, and the bright lights of Big D (Dallas) are about a 45-mile drive.

  • This is only the beginning! Mantua will be a true master planned
    community that will boast a wide variety of amenities for individuals
    and families. The long-term plan includes a large Lake District with
    nature trails as well as lake-side restaurants and retail, 300 acres of
    open green space, 25 miles of trails and walking paths, and
    mixed-use and commercial offerings.

School Information

  • Mantua is zoned to Van Alstyne ISD. This fast-growing school district earned an
    A-rating in 2024 and currently has 2,000 enrolled students.

  • Both elementary-age and high school students will be able to walk or bike to two brand new onsite schools which are currently in planning. The on-site high school is set to open in August 2024!

Resident Information

  • An HOA, or Home Owners Association, is the organization responsible for
    enhancing the lives of our residents and safeguarding the property values of
    the homes in the community.
    • It establishes guidelines for maintaining the community’s appearance,
    oversees the operation, maintenance and repair of amenities,
    provides common space landscaping, and coordinates lifestyle
    activities and events for residents.
    • The annual HOA fee at Mantua is $975.

  • – Yes, Mantua benefits from being in a MUD. A MUD or “Municipal Utility
    District” is a special Texas entity that supports planned
    developments in areas where city services are not yet available.
    – MUDs contribute to the affordability of new homes in Texas and the
    exciting growth in our state by building new and needed infrastructure for
    residential communities.
    – A MUD will maintain Mantua roads and right-of-way.
